Policies

The following information will assist you in making your reservation and provide valuable information about your stay.  We recommend that you make a copy of this page and bring it with you on your vacation.

Introduction
We want your Smoky Mountains getaway to be as carefree as possible, starting with your reservation. That's why we created this detailed policy statement.  We highly recommend reading all of the following information to avoid any confusion or misunderstanding.  We make every effort to assure that all descriptions and representations in our brochure, and on our Internet site are accurate.  However, we are not responsible for printing errors.  Prices, amenities, and/or minimums are subject to change with or without notice.

Features & Furnishings
We have tried to supply Mountain View Cabin with all the amenities you will need.  Make sure that you inquire about all of your specific needs.  Do not assume or take for granted that this cabin has all of the amenities you require. The following is a list of basic items you will find in the cabin: Heat and A/C, refrigerator, stove, washer, dryer, microwave, toaster, coffee maker, basic pots and pans, dishes, flatware, utensils, telephone, Color TV, VCR, DVD & CD player, smoke detectors, bed linens, pillows, towels, washcloths and bath mats along with a starter supply of bar soap, dish soap, and paper goods to meet the cabins maximum occupancy.  Items that are NOT SUPPLIED typically include charcoal, irons and ironing boards, extra blankets, cribs, laundry soap, plastic wrap, foil, coffee filters (basket type), condiments, spices or any type of food item.  Only artificial holiday decorations are permitted and all evidence of any guest decorations must be properly disposed of upon departure.  Only artificial Christmas trees are permitted.

Making Your Reservation
The number of occupants is restricted to the number listed by order of local fire codes. There must be at least one person that is 21 years of age or older on the premises at all times while children are present.
To reserve Mountain View Cabin, visit Cosby Creek Cabins to check availability and book online 24 hours a day, or you may call our office between the hours of 9:00 AM to 5:00 PM, Eastern Time, 6 days a week. Closed on Sundays, however messages can be left and these messages are monitored.  In order to save time, please have your credit card, and the dates you want to come when you call.   ALL RESERVATIONS REQUIRE A VALID CREDIT CARD NUMBER ON FILE.

Payment
All reservations require at least a one nights deposit to reserve. All deposits must be made with a major credit card. (Visa, Mastercard, Discover) The remaining balance is due three weeks prior to arrival date. We accept credit cards, money orders and checks for the remaining balance.

Damage & Extra Cleaning
All items in the cabin are inventoried before and after each guest, missing items will result in additional charges and possible criminal charges. Guests will not permit or participate in any actions that will cause damage or excessive cleaning to the property. The registered guest will be responsible for the actions of their visitors. House parties and receptions are strictly forbidden and will result in an immediate eviction without any refund.  A detail of all extra charges will be mailed to the guest. Any disputed charges are to be submitted in writing.

Cancellation Policy
All cancellations or changes to reservations must be made by the person listed on the reservation. If a reservation is cancelled at least 30 days before arrival date, then all but 10% of the deposit will be refunded. If a reservation is cancelled less than 30 days of arrival date, all deposited monies will be forfeited if the cabin cannot be re-rented for an equal number of nights. We will allow you to reschedule your visit one time if the cancellation is made at least 14 days before arrival date. We cannot be responsible for inclement weather, illness, etc. Your cabin has been blocked for the number of nights on the reservation, we cannot issue a refund for late arrivals or early departures.

Reservation Transfer Policy & Fee
To shorten confirmed reservations or change dates, a $30 fee will be charged.  Only the registered guest named on the rental agreement can notify us either in written or verbal form of the requested change and a new rental agreement will be issued that must be signed and returned to us.  No reservations may be shortened or dates changed 10 days or less prior to the original arrival date.

Check-In
Check-In begins at 4:00 PM.  No early check in is permitted unless arranged beforehand.

Check-Out and Departure
We are sorry you have to leave at all, however, we must insist on a 11:00 AM Check-Out time.  Please be prompt about checking out as we will have to prepare the cabin for other guests.  A minimum fee of $100 will be charged for late departure, (after 11 a.m.) or if excessive cleaning is required.  Upon departure, we ask that you please call the office and notify us that you are leaving.  Please, wash and put away all dishes and cookware, seal all garbage in the trash bags provided and place all trash in the outside containers, turn off all appliances and lights, leave heat set at 60° or air conditioning at 75°, make sure all windows and doors are closed and locked, put wet towels in the Jacuzzi Tub, return furnishings to their original positions, do not make the beds, do not remove ashes from grill, and place the key back into the lock box.

Large Groups & Receptions
Mountain View Cabin is to be used for the QUIET enjoyment of our guests and NOT to be used for parties, large gatherings or receptions beyond the sleeping capacity of the cabin which is 6.  "Disturbing the Peace" will result in eviction and/or loss of security.  The capacity of the cabin as stated on the rental agreement and the parking capacity cannot be exceeded.  No campers or camping on the grounds of the Mountain View Cabin will be allowed.

Housekeeping & Linen Supplies
Mountain View Cabin provide bed linens (sheets, pillowcases, 1 blanket and bedspread per bed), 2 bath towels per person, wash cloths and shower mats for the occupancy of the cabin along with a starter supply of bar soap, dish soap (laundry soap is not provided), toilet paper and paper towels. The cabin is cleaned, hot tub is drained, refilled and sanitized and beds (except sofa beds) are made prior to your arrival.  Daily maid service is not provided and guests are expected to launder towels, etc. as needed during their stay.  It is not necessary to wash towels or bed linen prior to departure.  It is a good idea to bring a beach towel for swimming use and in cooler months to bring extra blankets.

Fire Safety
Mountain View Cabin is a wood structures, and is located in a wooded area that is in close proximity to the National Park, we can't allow you to be responsible for the loss of property or life, please observe the following fire safety rules:
Do not move grills for any reason.
Do not leave burning grill unattended.
Follow all safety guidelines on charcoal and lighter fluid.
No outside fires except in designated areas.
NO FIREWORKS!

Refunds
Mountain View Cabin strives to keep all of our properties in good working order. However, as with anything that is mechanical, failures do sometimes occur. Any damages or problems not reported will be charged to the registered guest. No refunds will be issued for early departure, malfunctions in equipment (i.e. Hot Tub, Jacuzzi Tubs, Televisions, VCR's, etc.) or weather conditions.

Trash Removal
All trash is removed by Mountain View Cabin at the end of each reservation.  Please do not allow outside containers to overflow due to bear and animal problems.  Daily trash removal is not provided.

Insects
Though the cabin is sprayed regularly by a professional pest control company, ladybugs, wasps and other insects sometimes affect the cabin.  Guests are expected to vacuum or dispose of small amounts of ladybugs, flies, wasps or bees.  In the event of a major infestation, the office will call pest control to attempt to solve the problem.

Maintenance
Mountain View Cabin will do everything possible to keep all equipment in good working order.  However, it is impossible to guarantee that all appliances, hot tub, hot water heater, etc. will be in working order 100% of the time.  We do guarantee to correct all deficiencies as soon as possible during normal business hours. When you have an emergency call our office anytime 24 hours a day 7 days a week. We will do our best to correct the problem.  Non-emergency maintenance will be handled the next day. You should take reasonable action to secure the problem. .  We reserve the right to perform exterior and/or interior maintenance during your stay.  In the event maintenance must be performed, we will do our best to do so without inconvenience to you.

Hot Tub
It is important to note that there are certain health risks that are associated with the use of a hot tub.  It is the responsibility of the registered guest to inform anyone using these facilities during the term of the stay of the potential hazards.  Mountain View Cabin housekeepers drain, sanitize, refill and replenish chemicals in the hot tub prior to your arrival.  If you have any questions concerning the operation of the tub call the office during business hours.  Hot tub covers are for insulation purposes and are not designed to support a person.  DO NOT STAND OR SIT ON HOT TUB COVERS.  If cover is damaged, you will be charged for a replacement.  Keep covers closed and locked while not in use.

Fireplace
Mountain View Cabin is equipped with a gas burning ventless fireplace.  No foreign materials are to be burned in gas fireplaces.  Do not move or rearrange the gas logs inside the fireplace.  In doing so would result in dangerous gases leaking into the cabin. The gas is shut off to the fireplace from May 1st to Labor day.

Pet Policy
Sorry, no pets allowed in Mountain View Cabin.

Telephone Service & Internet
Mountain View Cabin has normal telephone service.  It is important that you leave the phone number (located on the top of your rental agreement) with relatives and emergency contacts.  In order to make long distance calls we recommend that you use your mobile phone.  If you don't have one and you still need to use the cabin phone you will need a calling card with an "800" access number, a credit card or you will need to make a "collect" call.  Our office will not accept collect calls.  If calls are charged to the cabin phone the guest will be charged a $25.00 billing fee in addition to the cost of the call(s). There is no Internet service.  You are here to get away from it all.

Mail & Messages
There is no mail service to our cabin.

Lost and Found
Mountain View Cabin is not responsible for personal property left after your departure.  If you find you have left something behind, call the office and we will try to locate the missing item(s).  If the item(s) is located, it will be returned to you COD.

Entry Access
The entry to Mountain View Cabin is a combination entry system.  The combination will be sent to you with your registration package.

Television
Mountain View Cabin offers satallite TV service.  If you have a TV related problem please consult the hand book on the coffee table for assistance. If the directions were unsuccessful we will be happy to assist you by phone.  If television or VCR/DVD wiring is changed to facilitate use of games etc. it must be returned to the origional settings.

Weather
Mountain roads can by curvy and steep.  Weather changes quickly in the mountains.  Plan your trip according to the weather.  For an up-to-date weather forecast you can go to Smokies Weather.  For road conditions call 1-800-342-3258.  In winter, though our weather is ordinarily fine, you should come prepared with extra food, 4-wheel drive, a bag of snow melt and/or chains.  During periods of snow and ice, Mountain View Cabin reserves the right to cancel your reservation.  We do not refund for road conditions.  Once you have checked in and occupied the cabin, there are no refunds for early departure. Late arrival is not recommended.  We cannot provide transportation of any kind!

Mountain View Cabin is not responsible for accidents, illness, or injuries that occurs on the premises or facilities.  Mountain View Cabin is not liable for loss or damage to any property due to theft, fire, water, rain, hail, lightning, explosion or failure of utilities of Guest or visitors of Guest at any time while located on the premises.  It is agreed that the guest is assuming the risk of any harm arising from their use of the premises, or others that the guests may have invited to the property.
